LIST WITH ME

Selling, Explained Before It Starts

Most people sell a house two or three times in their life. There is no reason you should already know how it works. That is my job.

Here is what happens when we work together.

First we look at what your home is worth. Not a number I pull out of the air. We go through what has sold near you recently, what is on the market right now, and how those homes compare to yours.

Then we talk about what to do before it lists. There is usually a short list of repairs and touch-ups that pay for themselves, and a much longer list that does not. I will tell you which is which, and I will not push you toward work you do not need.

From there I handle the photography, the listing, the showings and the marketing. When offers come in, I walk you through what each one would actually leave you with after costs, not just the number on the front page. Then I manage the contract, the deadlines and the inspection back and forth all the way to closing.

You will know where things stand the whole way. If something changes, you hear it from me the same day.

SELLING IN TODAY'S MARKET

Every house sells eventually. What changes is how long it takes and what you are left with at the end. Most of that gets decided before the sign ever goes in the yard.

When we sit down, these are the questions we work through together:

  • What your home is realistically worth right now

  • What is worth fixing before it lists and what is not

  • How long homes like your are taking to sell here

  • What buyers are comparing your house against

  • What you will actually walk away with after costs

We will work together to answer all of your questions such as:

  • Before anything else, we work out what your home is worth. We will go through what has sold near you, what is competing with you right now, and where your house sits between them. You will see the same numbers I am looking at.

THE VALUE I ADD

It sounds like you're gearing up to sell your house and are considering whether to go it alone or hire a professional. Selling a house independently indeed involves numerous steps, each with its own set of challenges:

  1. Advertising: You'll need to figure out the best ways to market your property, which could include online listings, social media posts, and printed materials. Setting a budget for advertising and deciding where to allocate resources is crucial.
  2. Open Houses and Private Showings: Organizing these events requires flexibility and availability, as you'll need to prepare your home each time and be present to answer questions from potential buyers.
  3. Negotiating Purchase Offers: This can be one of the trickier aspects, especially if you're not experienced in real estate negotiations. It involves understanding the market value of your home and being able to come to a mutually agreeable price.
  4. Contract Contingencies: Deals often come with contingencies such as inspections, appraisals, and financing, which need to be managed carefully to ensure they don’t derail the sale.
  5. Paperwork: The volume of legal paperwork involved in selling a home can be daunting. It's important to handle this correctly to avoid future legal issues.

Given these complexities, working with a real estate professional can be very beneficial. I bring experience in marketing, negotiation, and managing the legal aspects of a sale. My experience can also help in showcasing your home in the best light, potentially leading to a faster sale at a better price. Choosing a professional can provide peace of mind and significantly simplify the process for you!
